Agenda
What the session covers
The Fire Safety Act 2022 clarified that fire risk assessments for multi-occupied residential buildings must include external walls and flat entrance doors — removing ambiguity that had allowed some landlords and managing agents to omit cladding from assessments. The Fire Safety (England) Regulations 2022 then set out exactly what responsible persons must do: quarterly fire door checks in all multi-occupied buildings, monthly checks for buildings 11 m or taller, and weekly lift and equipment checks for high-rise buildings. This session unpacks what those requirements mean in practice for different building types.
Fire door checks in detail
Fire door compliance is now one of the most common enforcement triggers. The session covers what a compliant fire door check looks like under PAS 79-1:2020: checking the door closes fully from any position, self-closer function, gap tolerances (maximum 3 mm on all sides), intumescent strip and cold smoke seal condition, and ironmongery security. Attendees will receive a downloadable inspection checklist. For background on fire door components and ratings, see the fire door glossary entry.
Smoke and CO alarm compliance
The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 extended CO alarm requirements to rooms containing any fixed combustion appliance — including gas boilers. The session clarifies which rooms require alarms, what "working order" means at the start of a tenancy, and what records landlords should keep. For placement guidance beyond the regulations, see our smoke alarm placement guide.
CPD certificate available
This session provides 90 minutes of structured CPD. A certificate of attendance will be issued to all registered participants who attend the live session or watch the full recording. The certificate includes session title, date, duration, and learning objectives — suitable for inclusion in ARLA Propertymark, RICS, or IFSM CPD records.
Preparing for the session
To get the most from the webinar, familiarise yourself with the key changes under the Fire Safety Act 2022 and, if you manage a rented property, bring questions about your specific building type. Landlords of single-storey flats have different duties to those managing high-rise blocks — the session addresses this distinction directly. If you are a tenant, reviewing the fire safety for renters guide beforehand will help contextualise the compliance obligations being discussed.
